If the Pre-Purchase Inspection
agreement states "Home inspectors are not
permitted to provide engineering or architectural
services". see
Section 197-4.2 Written Contracts of the
NYS
CODE OF ETHICS AND REGULATIONS FOR HOME INSPECTORS.
then the home inspector is not
evaluating the structural stability or soundness of
the house and other important items.
If the home inspector verbally
states "I will tell you if the house is sound, if
the electrical system is adequate or if it is a good
home" get this information in writing.
If you do not get this information
in writing,
you are NOT getting a complete inspection and
you are
at risk.
