Learn How to Turn Red Lights to Green!

The course focuses on four critical topics that real estate agents must understand both as a consumer, when improving their own home, and as a listing and selling agent. The four critical areas and some of the topics to be discussed are:

·         Residential code requirements:
o      
Is the change covered under the old or new code?
o      
When is an approval needed?
o      
What are the requirements for escape windows and stairs?
o      
What are the new requirements for decks, railings, garage,  basements, attic areas and other code issues?
o     
What are the requirements for wind resistances?

·         Structural defects and deficiencies:
o     
Is the house structurally sound or does it have structural components?
o     
Listed Products-Are the supporting columns, piping, and other items legal?
o     
What does it mean when the floors slope toward the center of the house or exterior walls?
o     
Why is the roof sagging?

·         New appraisal requirements (effective November 1,2005)
o     
Appraisers are required to comment on code, structural, environmental, wood destroying insects and other items.

·         Environmental problems:

Overview- Mold, Asbestos, Lead, Banned Pesticides, Buried Oil Tanks, Foam, and others.

·         Wood destroying insects:
o      
Overview-Termites, Carpenter Ants, Wood Boring Beetles and Carpenter Bees.

How to make Wood Destroying Insects a non-issue.
